The City of London Corporation has approved plans to transform the Grade I listed Custom House building on the banks of the Thames into a 180-room hotel and new public attraction.

Developer Custom House City Limited, a subsidiary of Jastar Capital, secured approval to convert the former HMRC building into a landmark hotel boasting a 500 sq ft riverside frontage.

The hotel will feature a spa, health centre and a range of food and beverage uses, opening up the historic Georgian building to the public for the first time, including access to the historic Tidewaiters and Long Rooms.

The Orms-led scheme, with conservation input from Richard Griffiths Architects, will see the early 19th century riverside building restored and repurposed after standing vacant since HMRC moved out in 2021.

The project also includes the radical replacement of the riverside car park with a new landscaped public space, opening up the historic waterfront and giving Londoners access to Custom House for the first time in its history.

The scheme team features NDY on M&E and sustainability, and Elliott Wood as structural engineer.

A previous hotel conversion attempt by Squire & Partners for Cannon Capital Developments and Global Grange Hotels was thrown out at appeal in 2022 following strong heritage opposition. The new scheme has been scaled back from 200 to 180 rooms to secure consent.
