Plans for a 200-home waterfront neighbourhood in Salford are moving ahead after developer Bentry Capital snapped up the Irwell Gardens site for £12m.

Its in-house construction arm Mellior Group is now expected to start work in the first quarter of next year on the first 50 three- and four-bed townhouses, kicking off phase 1 of the £80m scheme.

Irwell Gardens scheme reintroduces the traditional terrace pattern of nearby houses, with modern architecture, such as sawtooth rooftops, inspired by the industrial heritage of the region.

The three-acre brownfield plot off Regatta Street fronts the River Irwell and will ultimately deliver 100 modern townhouses and 100 apartments across two phases.

Mellior is steering the planning application for Phase 2, which will add a further 50 houses and 100 flats once approved.

The construction programme for Phase 1 runs for 18 months costing around £35m to build.

The deal strengthens Bentry Capital’s growing £500m UK residential pipeline and follows its nearby Willow Court scheme of 119 apartments, where final homes are now being handed over to owner-occupiers.

Irwell Gardens sits close to Salford Quays, MediaCity and the University of Salford, and also overlooks the historic site of a 1944 Lancaster bomber crash still commemorated by the local community.
