{"id":2151,"date":"2019-01-17T08:38:39","date_gmt":"2019-01-17T08:38:39","guid":{"rendered":"https:\/\/cita.co.uk\/news\/?p=2151"},"modified":"2019-01-17T08:38:39","modified_gmt":"2019-01-17T08:38:39","slug":"buyer-deposits-repaid-as-manchesters-tallest-tower-axed","status":"publish","type":"post","link":"https:\/\/cita.co.uk\/news\/buyer-deposits-repaid-as-manchesters-tallest-tower-axed\/","title":{"rendered":"Buyer deposits repaid as Manchester\u2019s tallest tower axed"},"content":{"rendered":"<p>The developer behind the high-rise St. Johns development in Manchester has scrapped plans to build\u00a0a 54-storey tower on the former site of\u00a0Granada Studios.<\/p>\n<p>Developer Manchester Quays, formed from a joint venture of Allied London and Manchester City Council, said the flagship building would be rethought because of unresolved development issues.<\/p>\n<p>A neighbouring\u00a0project of 65 apartments at South Village has also been pulled as the developer reconsiders the residential element of the \u00a31bn St John&#8217;s scheme.<\/p>\n<p class=\"p1\">\n<div class=\"ad-mpu ad-mpu-inline\">\n<div class=\"sleeve\"><a data-ad-id=\"145884\" href=\"http:\/\/www.constructionenquirer.com\/wp-content\/themes\/constructionenquirer\/adclick.php?url=http%3A%2F%2Fndtg.training%2Fccdo-card%3Futm_source%3Dconstruction-enquirer%26utm_medium%3Dbanner%26utm_campaign%3Dconstructionenq-ads\" onclick=\"track_ad_click(this);\"><img decoding=\"async\" src=\"http:\/\/www.constructionenquirer.com\/wp-content\/uploads\/CCDO-Banner-Loop.gif\"\/><\/a><\/div>\n<\/div>\n<p>It is understood the developer has struggled with off-plan sales and also finding a hotel operator for the lower part of the main St John&#8217;s Place tower.<\/p>\n<p>Contractor Lendlease is presently on site and will continue with piling and basement excavation for other major elements of the site including the Manchester Goods Yard and tower 1 of the Nickle and Dime twin 36-storey build to rent towers.<\/p>\n<p>The decision to recast the for sale flats element of the mixed-use scheme is the first wobble in the booming Manchester high-rise flats for sale market.<\/p>\n<p class=\"p1\">\n<div class=\"ad-mpu ad-mpu-inline\">\n<div class=\"sleeve\"><a data-ad-id=\"95430\" href=\"http:\/\/www.constructionenquirer.com\/wp-content\/themes\/constructionenquirer\/adclick.php?url=https%3A%2F%2Fwww.nasc.org.uk%2Fnews%2F%3Futm_source%3Dconstruction-enquirer%26utm_medium%3Dbanner%26utm_campaign%3Dconstructionenq-ads\" onclick=\"track_ad_click(this);\"><img decoding=\"async\" src=\"http:\/\/www.constructionenquirer.com\/wp-content\/uploads\/CE_NASC_FREE-GUIDANCE.gif\"\/><\/a><\/div>\n<\/div>\n<p>At the South Village part of the scheme,\u00a0Manchester Quays\u00a0will focus instead on expanding its new TV \/ Film Studio business into the existing complex<\/p>\n<p class=\"BodyA\">A spokesperson for Manchester Quays,\u00a0said: \u201cSt. John\u2019s is a complex development due to the interaction between sites and the mixed use of the masterplan.<\/p>\n<p class=\"BodyA\">&#8220;There have been a number of development issues around the masterplan as a whole, but also interface issues between uses and sites that together have culminated in an uncertain programme for the some of the residential elements.<\/p>\n<div id=\"attachment_129411\" class=\"wp-caption alignnone\"><a href=\"http:\/\/www.constructionenquirer.com\/wp-content\/uploads\/masterplan-cgi_St-1.-Johns-1180x787.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-129411 size-full\" src=\"http:\/\/www.constructionenquirer.com\/wp-content\/uploads\/masterplan-cgi_St-1.-Johns-1180x787.jpg\" alt=\"\" width=\"1180\" height=\"787\" \/><\/a><\/p>\n<p class=\"wp-caption-text\">Developer goes back to the drawing board on flats for sale element of Manchester&#8217;s landmark St John&#8217;s scheme<\/p>\n<\/div>\n<p class=\"BodyA\">&#8220;Our priority at this stage of the cycle is to create certainty around our work and build out our plans\u201d.<\/p>\n<p class=\"BodyA\">He added: \u201cWe remain focussed on the commercial and cultural elements of the plan and, while we believe a residential element is important to our plans, we have prioritised where we have certainty at Manchester Goods Yard, St. John\u2019s Place, ABC, Bonded Warehouse, Old Granada Studios and the Factory.
