{"id":3216,"date":"2019-02-20T09:26:31","date_gmt":"2019-02-20T09:26:31","guid":{"rendered":"https:\/\/cita.co.uk\/news\/?p=3216"},"modified":"2019-02-20T09:26:31","modified_gmt":"2019-02-20T09:26:31","slug":"intu-to-build-flats-and-hotels-at-shopping-centres","status":"publish","type":"post","link":"https:\/\/cita.co.uk\/news\/intu-to-build-flats-and-hotels-at-shopping-centres\/","title":{"rendered":"Intu to build flats and hotels at shopping centres"},"content":{"rendered":"<p>Shopping centre owner and developer intu is planning a series of build-to-rent and hotel projects at existing shopping centre sites to boost development value and returns.<\/p>\n<p>Intu revealed the fresh development strategy after suffering a tough year in the teeth of a deteriorating retail sector and booking a loss of more than \u00a31.1bn due to downward property revaluations.<\/p>\n<p>By intensify development at existing sites, intu estimates the potential for 5,000 flats and 600 hotel rooms.<\/p>\n<p class=\"p1\">\n<div class=\"ad-mpu ad-mpu-inline\">\n<div class=\"sleeve\"><a data-ad-id=\"216017\" href=\"http:\/\/www.constructionenquirer.com\/wp-content\/themes\/constructionenquirer\/adclick.php?url=https%3A%2F%2Fwww.conquest.ltd.uk%2Fq-500%2F%3Futm_campaign%3DQ_500%26utm_medium%3Dbanner%26utm_source%3Dconstruction_enquirer\" onclick=\"track_ad_click(this);\"><img decoding=\"async\" src=\"http:\/\/www.constructionenquirer.com\/wp-content\/uploads\/Noticeboard-Advert-Con Enq (2).gif\"\/><\/a><\/div>\n<\/div>\n<p>Chief executive David Fischel said intu had significant opportunities within its portfolio for alternative uses of some of its available land.<\/p>\n<p>He said: &#8220;Our six major out-of-town centres comprise some 760 acres of land, of which less than 40% has buildings, multistorey car parks or distribution roads upon it, leaving 470 acres of surface car parks and other potentially developable land.<\/p>\n<p>&#8220;The city centre locations also offer opportunities for intensification of uses.&#8221;<\/p>\n<p>Initially, build-to-rent opportunities for 1,700 flats have been identified.<\/p>\n<p class=\"p1\">\n<div class=\"ad-mpu ad-mpu-inline\">\n<div class=\"sleeve\"><a data-ad-id=\"124439\" href=\"http:\/\/www.constructionenquirer.com\/wp-content\/themes\/constructionenquirer\/adclick.php?url=+http%3A%2F%2Fwww.hudsoncontract.co.uk%2Fliability%3Futm_source%3DConEnq%26utm_medium%3DBanner%26utm_campaign%3DFeb19%3Futm_source%3Dconstruction-enquirer%26utm_medium%3Dbanner%26utm_campaign%3Dconstructionenq-ads\" onclick=\"track_ad_click(this);\"><img decoding=\"async\" src=\"http:\/\/www.constructionenquirer.com\/wp-content\/uploads\/HC-Feb19-ConEnq-Ad.gif\"\/><\/a><\/div>\n<\/div>\n<p>If fully developed, schemes would produce a yield of around 5% on total development costs, excluding land, of around \u00a3240m.<\/p>\n<p>Fischel said: &#8220;The most advanced of these projects is at intu Lakeside, where we could deliver around 1,000 residential units.<\/p>\n<p>&#8220;In addition to the residential and hotel opportunities, intu is exploring opportunities relating to offices and flexible working spaces to also generate attractive returns to its current rental income stream.<\/p>\n<p class=\"p1\">\n<div class=\"ad-mpu ad-mpu-inline\">\n<div class=\"sleeve\"><a data-ad-id=\"92680\" href=\"http:\/\/www.constructionenquirer.com\/wp-content\/themes\/constructionenquirer\/adclick.php?url=http%3A%2F%2Fwww.intersteels.com%3Futm_source%3Dconstruction-enquirer%26utm_medium%3Dbanner%26utm_campaign%3Dconstructionenq-ads\" onclick=\"track_ad_click(this);\"><img decoding=\"async\" src=\"http:\/\/www.constructionenquirer.com\/wp-content\/uploads\/intersteel_mpu_advert[1].gif\"\/><\/a><\/div>\n<\/div>\n<p>&#8220;Many of these options have a relatively low capital outlay, are quick to implement and take advantage of the current configuration of the centres,&#8221; said Fischel.<\/p>\n<p>&#8220;All these opportunities, which are under active consideration, would create value directly but moreover would increase the overall attractiveness and catchment of the centres,&#8221;
