The Crown Estate has launched the search for a main contractor to deliver an \u00a380m overhaul of a landmark former Oxford Debenhams store into life sciences labs.<\/p>\n

The six-storey block in Magdalen Street covers around 13,000 sq m and will be stripped back and reconfigured to create a multi-occupancy life sciences hub.<\/p>\n

The redevelopment of the prominent city centre site is the first scheme to be advanced by the Crown Estate following a link up with Oxford Science Enterprises and Pioneer Group to provide needed science, technology and innovation workspace in the region.<\/p>\n

Works will include major structural alterations such as new cores, mezzanine levels and atrium adjustments, alongside a complete MEP replacement and full fit-out of the upper floors.<\/p>\n

Basement and roof areas will also be refurbished. Shops at basement and ground floor will stay open throughout construction.<\/p>\n

The project is due to run from February 2026 to October 2028, with contractors facing a tight deadline of 21 August 2025 to request participate.<\/p>\n

A shortlist of up to five firms will be drawn from the PQQ stage, before a full ITT and interviews early next year. The contract will then move into preconstruction services before execution of the full design-and-build package.<\/p>\n

All contractors wishing to take part in the tender must confirm their intention and request by emailing Crown Estate<\/a>.<\/p>\n

Emails should include ‘Request to Participate’ in the subject line and include the full, registered name of the bidding organisation.<\/p>\n

Upon receipt firms will receive an email confirming that a request has been received and the organisation has been registered.<\/p>\n<\/div>\n
