IM Properties has kicked off preparation work on its long-awaited \u00a3140m Stratford 46 Business Park on the edge of Stratford-upon-Avon.<\/p>\n

The 65-acre mixed-use employment scheme development will provide a flexible mix of logistics, offices, and roadside space.<\/p>\n

Initial work has now started on a new roundabout off the A46, with Montel Civil Engineering appointed as highways contractor to deliver the access route, utilities, and early infrastructure.<\/p>\n

Construction of new buildings is expected to start towards the end of 2026 with a main build contractor expected to be name shortly.<\/p>\n

Lewis Payne, development director at IM Properties, said: \u201cIt has been a long and complex journey to reach this point. With a clearer timeline now in place, we can progress formal discussions with potential occupiers eager to benefit from the location and access to a skilled workforce in the immediate vicinity.\u201d<\/p>\n

The business park sits nine miles from junction 15 of the M40, providing direct links to both the M25 and M42.<\/p>\n

Units ranging from 20,000 to 300,000 sq ft will be offered for single or multi-tenant use, designed to meet EPC A and BREEAM Excellent standards and be Net Zero Ready with integrated solar PV panels.<\/p>\n

The scheme also includes plans for a 17-acre nature reserve on adjacent land, transforming farmland into a new wildlife habitat and green amenity space.<\/p>\n
