Plans to reshape Derby\u2019s city centre Market Place are being lined up for a New Year planning submission as Vinci UK Developments and Ion Developments fire the starting gun on a final round of public consultation.<\/p>\n

The team, working with Derby City Council, has unveiled fresh proposals for a major overhaul of the former Assembly Rooms site and surrounding streets,\u00a0including new Grade A offices dubbed DerbyWORKS and a four-star DerbyHOTEL.<\/p>\n

The scheme sits alongside the DerbyMADE cultural hub, which has been reworked following earlier feedback.<\/p>\n

Updated plans introduce flexible public spaces for studying and working, a small music venue, cultural and exhibition areas, co-working zones, a family-focused library, new food and drink units and a rooftop bar.<\/p>\n

The emerging masterplan aims to knit together wider regeneration efforts across Derby city centre, creating a new destination for work, culture and leisure.<\/p>\n

Residents, businesses and visitors are now being invited to have their say before an outline planning application is submitted in early 2026.<\/p>\n

Richard Fagg, development director at Vinci UK Developments, said: \u201cThese plans build on the exciting DerbyMADE vision and will form a key part of Derby\u2019s ongoing city centre transformation.<\/p>\n

“This part of the city centre has huge potential, and our partnership aims to deliver a place that reflects Derby\u2019s ambition and creativity.\u201d<\/p>\n
