The joint venture between Helical and TfL\u2019s property company Places for London has confirmed start dates for major overstation residential schemes at Paddington and Southwark tube station.<\/p>\n

Helical also revealed this morning it is looking at further schemes through its TfL joint venture, with the next site by White City Tube station where there is potential to unlock a large PBSA scheme.<\/p>\n

The developer said Mace would start its \u00a3200m overstation office scheme at Paddington Station’s eastern entrance in the first quarter of next year where enabling work is already underway ahead of the formal site acquisition in January 2026.<\/p>\n

The innovative 19-storey, 235,000 sq ft office building will sit above the canal side entrance to Paddington Station and has been designed by architect Grimshaw.<\/p>\n

Helical also confirmed it was progressing plans for a purpose built student block above Southwark tube station with work planned to start by the first half of next year, subject to building safety regulator Gateway 2 approval.<\/p>\n

The developer said it had now signed off forward funding for the 429 student studio and 44 affordable flats scheme.<\/p>\n

Mace is understood to be also in line to deliver this job.<\/p>\n

Announcing upbeat half-year results this morning, chief executive Matthew Bonning-Snook said the firm was seeing a strong uptick in demand for quality commercial space and an improving appetite from the investment sector.<\/p>\n

Helical said it has submitted a planning application for a 55,000 sq ft office in Farringdon, located between two of our former successful developments, The JJ Mack Building and Kaleidoscope, and opposite the site for the new Museum of London.<\/p>\n
